What Home Insurance Covers
A homeowners policy is a package of coverages that protect your home, your belongings, and your liability. Here's what each part does.
Dwelling Coverage
Covers the structure of your home — walls, roof, foundation, built-in appliances, and attached structures like a garage. Pays to repair or rebuild your home after damage from fire, wind, hail, lightning, and other covered perils.
Other Structures
Covers detached structures on your property — fences, sheds, detached garages, guest houses, and pool equipment. Typically set at 10% of your dwelling coverage amount.
Personal Property
Covers your belongings inside the home — furniture, electronics, clothing, appliances, and more. Pays to repair or replace your possessions if they're damaged or stolen, even when you're traveling.
Liability Protection
Covers you if someone is injured on your property or if you accidentally damage someone else's property. Pays for legal defense costs, medical bills, and settlements — typically starting at $100,000 and available up to $500,000+.
Loss of Use / Additional Living Expenses
If your home is uninhabitable after a covered loss, this coverage pays for temporary housing, hotel stays, meals, and other living expenses while your home is being repaired or rebuilt.
Medical Payments to Others
Covers minor medical expenses for guests injured on your property — regardless of fault. Pays for doctor visits, stitches, or emergency care up to the policy limit, typically $1,000–$5,000.
Earthquake Coverage
Standard homeowners policies exclude earthquake damage. Standalone earthquake policies or endorsements through specialized carriers protect your home and belongings from seismic events — essential in earthquake-prone regions.
Flood Insurance
Flood damage is excluded from standard home policies. Separate flood coverage through the NFIP or private carriers protects against rising water, storm surge, and flash flooding — even in moderate-risk zones.
Scheduled Personal Property
Standard personal property coverage has sub-limits on high-value items like jewelry, watches, art, firearms, and collectibles. Scheduling these items provides agreed-value, all-risk coverage with no deductible.
Water Backup & Sump Overflow
Covers damage caused by water backing up through sewers, drains, or sump pumps — one of the most common homeowner claims and typically excluded from base policies without this endorsement.
Home Business Coverage
